As of January 1^st, the Township of Langley's estimated population is now 157,831, with 3,707 new net residents added throughout 2025. The population of Willowbrook and Willoughby totals 59,350 residents. Metro Vancouver has a slightly higher estimate of about 162,000.

Since 2023, our annual growth rate has dropped by roughly 30%. It has remained steady at 2.36%, 2.31% and 2.41% over the last three years.

Slower growth is partly due to fewer housing starts across the region. But it's also needed. And it's by design. This lower growth rate is also due to the new Willoughby Development Phasing Council Policy introductioned early in our term, in 2023.

Willoughby Development Phasing pulls back on allowing development everywhere in Willoughby all at once. By 2018, every part of Willoughby was opened up for development without clear plans and timelines for infrastructure, transportation, recreation capacity, schools, and park spaces. Our approach allows our Council to catch-up on critical infrastructure and long overdue fatalities, while continuing to add housing. And with so much underway, the catch-up is happenning. The plan is working.

The Township of Langley's methodology uses the latest census information, in this case from 2021, and adds Building Permit information with an assumption of persons per household for different housing types. Metro Vancouver has a more sophisticated model that considers birth rates, death rates, migration, driver's licence change of address, overall more similar to BC Stats.
